Conventional wisdom used to be that trying to sell your home during the holiday season was a terrible idea. Real estate agents often counseled clients to take their homes off the market between Thanksgiving and New Year’s! Luckily, we know better now. By following a few basic guidelines, you could be ready for a holiday treat of your own: a house marked SOLD!
Keep in Mind: There are definitely benefits to selling during the winter holiday season. 1. You’re not alone — but there’s less company. Fewer people have their homes on the market this time of year, so your competition has decreased. 2. Price to sell. You don’t want lots of people trooping through this time of year. Listen to your real estate agent’s advice on pricing and save yourself a lot of hassle. 3. You’ve got a bit of a captive audience. People who are looking to buy during the holiday season may include people relocating for work, military families, people associated with nearby colleges, and investors looking to 1031 or acquire more properties before the end of the year.
Set the Stage: During the holidays, most of the staging rules for selling a home go out the window. 1. Decorate, but don’t overdo it. Holiday décor can make your home seem welcome and cozy and inviting, especially to people feeling the pressure of homebuying during this time of year.
Keep it seasonal with winter-themed decorations rather than specifically holiday-themed trinkets. And keep packing up your personal items in preparation for moving!
2. Take advantage of the shorter days. A well-lit room is inviting any time of year, but even more so during the long hours of darkness in winter. Bright lamps, a roaring fire if you have one, and candles — real or electric — will brighten the mood.
3. Remember the other senses. I always encourage my home sellers to light pleasant-smelling candles or set out potpourri no matter what time of year it is. |Cooling Real Estate Trend Continues in Colorado
DENVER – October 15, 2015 –According to REcolorado, Colorado’s largest MLS, the housing market in the Denver metro and surrounding area continued its cooling trend in September starting in June. As inventory levels and prices remain steady, the market is seeing a slow shift to one that is more pleasing to the Buyer.
With 9,051 active listings on the market, September’s inventory of available homes for sale was down month over month but, was two percent higher than this time last year. Inventory levels held steady thanks to sellers bringing 6,314 new listings to the market, nine percent less than last month but 18 percent more than September 2014.
Inventory levels remained at 8 weeks in September, higher as compared to the summer months where we saw weeks of inventory as low as 5 weeks, but still well below the national average of approximately 12 weeks.
After peaking at $374,890 in May, September brought a fourth consecutive month where average sold prices saw a decrease. The average sold price for a single family home in September was $353,197, down three percent from last month. Denver area home prices remain strong, up 12 percent year over year. September also brought a seasonal downtick in the pace of home sales. Month over month, the sale of new homes was down 5 percent, and there was a six percent decrease year over year.
